Home Inspection Checklist

When buying a home, most people hire a professional home inspector. However, in addition to using a Charlotte-area home inspector, you may want to examine the home yourself as a precautionary measure. Below is a checklist of many of the things to inspect when examining real estate:
  • Attic is sufficiently insulated and ventilated.
  • Doors and windows open and close easily.
  • Drainage appears normal, with land sloping away from the house. Crawl space is dry.
  • Fireplace damper and flues are in good working order.
  • Floor joists do not appear to be rotting or have termites.
  • Foundation, floors, walls and poured concrete appear structurally sound.
  • Garage door and opener are in good working condition.
  • Good water pressure throughout house. Bathroom and kitchen fixtures work well.
  • Hot water system appears to be in good working order. Gallon capacity is sufficient.
  • No evidence of water seepage or moisture problems. No water marks visible in walls or ceilings.
  • Patios and driveway are in sufficient condition.
  • Roof, gutters and downspouts are in good working condition.
  • Stove, microwave, dishwasher and disposal are all in working order.
