How Fast Are Homes Selling?
The chart above depicts changes in the median number of days that homes were on the market before selling in the Charlotte metro area - as of October 4, 2024 (based on Canopy MLS data). Terra Vista Realty updates this graph on a daily basis with days-on-market data based on sales from 30-day intervals. The data displayed includes single family homes, as well as condos and townhomes.
The days-on-market data only includes previously owned homes - and not new-construction properties. The reason for this is that new home data can significantly skew the days-on-market information because of variability in construction processes. You might be asking yourself? How have Charlotte-area days on market been trending recently? As of October 4, 2024, the median days on market for homes has increased by about 25% over the past year. Over the past 30 days, homes (that actually sold) went under contract after a median of 15 days on the market. However, please keep in mind that these calculations do not include homes that don't actually get sold in the first place.
Also, you should be reminded that these numbers are based on sales - and not on homes that are under contract right now. Typically, homes go under contract 30 to 60 days before the closing actually takes place. So in other words, if you see a big increase in the days on market in a given month, this may actually be because of a drop in demand one to two months prior.
