Terra Vista Realty charges as little as 1% to list a home for sellers who also buy a home through us (there's an additional .5% fee if you don’t buy). We are a small, locally-owned agency and are still able to offer our clients an outstanding service level, despite our low fee structure.

Our Three-Step Process

Preparation Stage

At this stage, we'll meet you and make price recommendation for your home, using analyses of the latest comparable sales data. We will also give you insights on how to prepare your home for showings. In addition, we'll arrange for your home to be professionally photographed.

Active Marketing Stage

We'll create an MLS listing that puts your best foot forward. The property will appear on hundreds of local and national web sites. Our showing service will schedule agents' and their buyer clients’ home viewings. We'll obtain feedback from buyer showings, and recommend adjustments if needed.

Contract-to-Closing

Terra Vista Realty will assist you in reviewing offers that are placed on the home. We’ll provide insights on the various offer terms, and negotiate per your instructions. Finally, after the property goes under contract, we will act as your advocate during the inspection process and other steps necessary to bring the home to closing.




Professional Photography

We utilize the services of professional real estate photographers on behalf of our seller clients. Our photographers will help to ensure that your home looks its best.

How will my home be marketed if I list with Terra Vista Realty?
Our listing services include professional photography, pricing and home preparation advice, a showing service that works seven days a week for scheduling and showing feedback - and so on. Our clients' homes are professionally promoted through the local MLS and on hundreds of local and national websites, generating lots of marketing exposure. In addition, our seller clients receive extra promotion on our own popular website, TerraVistaRealty.com. Finally, we provide service and advice throughout the sales process to help ensure our sellers get the optimal price and other contract terms.
If I am only selling and not buying another home, what listing commission would I pay to Terra Vista Realty?
If you only chose to sell your home through us and not also purchase, you would typically pay Terra Vista Realty a commission of 1.5% of the purchase price. We usually charge nothing until our clients' homes actually sell. In addition, you would be offering a separate commission to a buyer's agent (see below).
How much will I need to pay a buyer’s agent?
We do not have a blanket recommendation on buyer’s agency commissions because of the variety of property types, in which that we represent sellers. Upon meeting our prospective seller clients, we typically recommend a buyer’s agency commission based on factors such as property conditions and market competitiveness.
